How do you choose which Estate Agent to appoint?

You have a tremendous choice of estate agencies and in context, most appear to do more or less the same thing. But it isn’t simply a process of finding a buyer for your home.
Find an agent that will work hard to achieve the best price for your home, in any given market and timescale , and someone that will work just as hard to minimise the stress at every stage of your move.
Local Expertise
Does your agent know the area they operate in? Buyers prefer to work with a local expert, so choose a local agent.
Valuation
It is very easy for an agent to tell you an inflated price or a price you want to hear to win the instruction. Beware! This will achieve little interest in your property, which not only wastes time but can cause your property to become stale and in need of significant price reductions to revive the situation.
Commission
Many vendors are unaware of the difference in what some estate agents will charge. Look at getting the most competitive fee with the best service. You could save yourselves thousands of pounds to find the same buyer that will be registered with a more expensive agent.
The Staff
Some agents place too much emphasis on the ‘add on’ business they can achieve once they have your instruction. Choose an estate agent that is focused on the sale of your home with Directors and dedicated staff members contactable on their direct telephone numbers and personal email addresses.
Communication
Many agents will only communicate good news that’s easy to deliver. Good agents keep in touch with their clients on a regular basis and only offer honest feedback that will help with the sale of your home. Make sure the agent is enthusiastic about the property and personal. If they are not and you don’t like them, don’t instruct them.
Advertising
Look for an agent who advertises in the local papers within your area and has a good regular presence. The main paper for the York area is the Property Press that is published fortnightly on a Thursday.
Viewings
Will your chosen agent carry out viewings? It is a fact that people are more open and frank when an agent conducts a viewing than a vendor. Agents who carry out viewings can therefore provide genuine feedback there and then.
Sales Details and Floor plans
Good agents provide glossy details and floor plans. These are far more helpful than flowery descriptions that some agents still use.
Internet
With over 88% of buyers using the Internet to search for homes it is important to check an agents on line profile before instructing.
- Is their on line presence wide spread?
- Do they take advantage of sites like Rightmove, the UK’s largest property portal?
- Is their website interactive enough?
- Can a prospective buyer visually walk through a property, book viewings and get quick responses?
- Is their website easy to use?
- Can you find properties quickly and easily or is the website catering more to winning business from future vendors and therefore hiding their properties behind excessive company information?
Sole Agency
Some agents will attempt to tie you into long sole agency agreements. What does that say about their confidence in their ability to sell your home? The last thing you want is to be committed to an agent that cannot sell your home.
After Sale Care
The national average shows a 40% fall through rate in property sales. It is therefore imperative that you find an agent that acknowledges this and makes every effort to maintain communications with all involved parties throughout the whole process.
Ombudsman
Anyone can trade in the UK as an estate agent. Agents who wish to demonstrate their commitment to consumer protection will be members of the Ombudsman, which has a strict code of practice.
